In response to a call for redevelopment proposals made by the RACER Trust for the former GM Stamping Plant in Indianapolis, Indiana, RATIO worked with a team of investors to develop a master plan for the future development of the approximately 100-acre site. Balancing market realities with the high expectations for the site expressed by city leaders, RATIO’s urban design team developed a forward-looking plan that seeks to bring immediate economic and neighborhood revitalization while allowing for future, organic growth of this riverside district that is well-positioned to be integrated into the vitality of Downtown and the reawakening adjacent neighborhood.
With Waterside, historic portions of the original factory will be incorporated into the plans for future development. Opportunities for sustainable practices and ecological corridors have been identified, anchoring the future plans in its authentic past and providing green connections to the White River corridor. The more than $1 billion development will include 1,350 residential units, 620 hotel rooms, 2.75 million square feet of office space, and 100,000 square feet of retail.
